EA had an exclusive Porsche license because they used it to make one of the greatest racing games of all time and kept paying Porsche the license so that it could continue to be sold as part of NFS compilation packs.
On the flip side Sega licensed Ferrari for Outrun 2 and lost that license later on forcing them to pull all copies of the game from sale, and remove and destroy arcade cabinets, and now the only way to play OR2 in any form is pirating it. Same happened with Sega Rally 3 and its ports.
car licensing is aids but EA wasn't exactly squatting on it and were more than happy to sub-license(Porsche DLC pack for Forza 4 came into existence this way).
